Local Land Charges
Searches
A Local Land Charge Search should be carried out when a property or piece of land is being sold, purchased, leased or valued to find out if there are any matters affecting that property or piece of land.
Searches are usually carried out in two parts.
The first part of the Search (LLC1) is an official search of the Local Land Charges Register and deals with all registerable charges such as planning conditions, tree preservation orders, planning agreements, listed buildings, some enforcement issues, housing grants and financial charges.
Hastings Borough Council no longer provide results for searches of the Local Land Charges Register. This is dealt with by HM Land Registry. Further details can be found on their website (gov.uk).
The second part (CON29) is made up of a series of standard enquiries of the Local Authority agreed by the Law Society and deals with issues such as road schemes, planning history and environmental matters. The CON29 is split into required questions (CON29R) and optional questions (CON29O).
Hastings Borough Council deal with CON29 enquiries.
The information given on a search relates only to the property or land identified on the search plan. The Council does not provide information regarding surrounding property or land unless this is specifically requested.
Drainage enquiries are dealt with by Southern Water.

Cancellation Policy
We are unable to cancel a CON29 enquiry once it has been accepted and we have taken the fee.
Expedite Policy
We do not offer an expedite service, all our CON29 enquiries are dealt with in order of receipt.
Turnaround Times
We aim to send a response to CON29 enquiries within 13-15 working days.
We will send a response to an EIR request within 20 working days.
